This project delivers four quality town-houses on a site with an area of 814m2 . The property currently occupies a single 1950’s home which is to be removed to make way for this development
Each house has a total floor area of 123m2 and accommodates 3 bedrooms, 1 bathroom, a single garage and a generous open plan kitchen, dining and living space. This living space opens out onto a compact north-facing, private courtyard
The houses are made up of two opposing mono-pitched forms. One clad in black profiled metal wall cladding while the other is in contrasting white fibre-cement panel. The strength of these forms repeats up the site to provide a rhythm which is easily appreciated from the street
The site is in the ‘Mixed Housing Urban’ zone under the new Auckland Unitary Plan. The intention of this zone is to permit such intensification however the challenge is to work with council’s rules while still providing a quality built outcome.
This proposal achieves this and will result in a completed project that provides the owner with the required return while delivering a quality living environment for future occupiers
